Beautiful hotel. Large room with extras like a Dyson Hairdryer, Christmas tree in our room, coffee pod machine, cabinets on each floor with extra tea etc. Comfortable beds, lovely towels, great range of books about Edinburgh available on each floor. Staff incredibly helpful and friendly. Hard to believe it is rated 2 star as it was much better than many 3or 4 star hotels. I would definitely recommend this. Location also really central. Only 10 min walk to Waverley Station. Much better than the big chain hotels.
Bathroom clearly been done in the last few years but the grout and the silicon around the bath could do with replacing. No lifts although not an issue for us.

Amazing hotel in a great location for a base while in Edinburgh. Staff were super friendly and helpful. Our trip was a birthday gift for my sister, and the staff went over and above with recommendations where to go, etc. They also decorated our room, which was such a nice touch. The hotel did offer bag storage before check-in, which is really helpful as you can go explore without carrying bags. The room, for us, was perfect 👌 with super comfortable beds. Best night sleep in a while. Good size bathroom with everything you need. No complaints. Would highly recommend and will stay again. Thank you for a pleasant, if short, stay 😀

This hotel was absolutely wonderful! I was expecting an average experience, but everything was perfect. The staff at reception were incredibly kind and helpful, they even assisted with storing my luggage before check-in, and gave great recommendations for restaurants and tours. The room was clean, comfortable, and the location couldn't have been better. The bus station is right in front, and there are both a bus and tram station just 3 minutes away for easy access to the airport. I highly recommend this place and will definitely return. Thank you!
Everything was great! The only suggestion I have for those not accustomed to cold weather is to request the additional heater, which they kindly provide. :)

Fabulous small hotel in a great location near the tram stop, bus station, shopping centre and Edinburgh Playhouse and a short walk to Princess Street. Booked the Superior Bedroom which was spacious and exceeded my expectations in all aspects. I even had my very own Christmas tree! Room was warm and quiet even while overlooking the main road. I had breakfast each of the mornings of my 2 night stay. Breakfast was excellent and reasonably priced in a lovely breakfast room. I stayed in the Castle room which was on the 2nd floor accessed by the stairs only as there is no lift in this beautiful historical building. This wasn't a problem for me but would need to be carefully considered if you have mobility issues. I arrived prior to the check in time and staff were happy to secure my bag and place it in my room when the room was ready. I also used the small bar for a late night drink and for coffee and a snacks. This was also a pleasant experience. Staff are very helpful and friendly and meet all my needs with enthusiasm and always had time for a chat. I would highly recommend this hotel for a short stay.

It was our first time in Edinburgh, the staff were friendly and very helpful, she recommended places to go, what attractions were best and where to eat. The room was cosy, spotlessly clean, and the bed was SO comfy! There was plenty of tea and coffee in the room, with the extra treat of a caramel waffer. There was a very small problem with the bathroom tap, but it was very quickly dealt with and rectified. We didn't have breakfast there as we wanted to make the most of our time in the city, but each night we did have a drink at the bar, which had lots of drink options, hot and cold. We would definitely recommend staying here, and we will be staying here again if we go back.

This Hotel is in an exclusive area in New town. Very accessible to transit and Tourist spots. They do have some parking albeit somewhat small space, but space none the less. The Hotel has 8 rooms all designated by a name rather than a number. This is how you are treated at the hotel as well. Fantastic welcome gifts and feeling in the hotel. there is a small pub/restaurant with exception service and selection of scotch and Gin.
I was a walk up, but we were on the first floor so no biggie. Unloading when we arrived we just parked on the sidewalk for 5 minutes. All in all a great spot.

A few days before arrival an email alerted me to the lack of lift facilities. With this knowledge we were able to arrange a room on the 1st floor. ( still stairs, but not as many as potentially). Reception Staff were friendly and welcoming , and looked after our bags well before check-in time, free-ing us up to see the sights of Edinburgh luggage free. The hotel is a short walk from Waverly train station, Princess street , and close to the Playhouse theatre and Cosmo/ street food buffet style eateries. The guest information pack in our room had lots of info about different breakfast options and staff were well versed in local eateries for all meal requirements. Quiet at night with soft door closers on all the doors on our floor. - Its the little things.....
cant think of anything . A twin room for my daughter and I for 1 night served its purpose perfectly.

Location is great. Easy access to the tram and within walking distance of everything we wanted to see. Staff was very friendly. The view out our window was very nice. Bed was comfortable. Had all the amenities we needed. I would recommend the hotel and would probably stay here again. There are some great restaurants and pubs around the corner on Broughton St. A large mall is across the street if you need to do any shopping.
Would have liked more lighting or brighter bulbs in the room. It was quite dim, making it especially hard to do makeup in the morning or read in bed. The shower leaked water all over the floor. For the price, I think the continental breakfast should have been included.

Very clean and spacious room, with a very big bed. Close to the train station and the Airlink100 bus station, which is very useful to move to and from the airport. Close to the shopping centre, with plenty of good restaurants. Wifi fast and easy to access. Staff superb. Very apprecciated the personalized welcome letter from the staff.
If we have to pick something, there was a locked door communicating with an adjacent room, from which you could hear noises from the other guests during the night.

Breakfast was adequate for the price paid. The coffee was excellent. The hotel is very central for shopping especially. Quiet at night albeit on a tram line. Great key fob, no more eternal swiping and getting nowhere! Comfy beds and a great spacious room. Very clean throughout.
Well, the stairs of course, but we knew about these in advance. The famous Tunnocks wafer biscuits were conspicuous by their absence one morning. Breakfast was ok, a small array of cold food and pastries, fruit and cereal. All that we needed really but the choice looked a bit lonely set out.I understand this is a small hotel and food is placed so as not to waste much.
