Excellent location for our needs. Room was very tastefully decorated throughout. The breakfasts were fantastic with a greta choice. On our last day there was a problem with their new computer system which meant us waiting on our cooked breakfast for almost an hour. We were in no hurry that morning so we were patient. The manager explained right away that we would not be charged and went straight to reception to insure it was done. All the staff we met were friendly and helpful.
We did not have much of a view from our room but no doubt that would cost a lot more!

Hotel room was great - clean, simple and good facilities. Bathroom was decent sized. Location was excellent! Staff were lovely and very helpful. The breakfast was absolutely incredible! Amazing variety for continental and also the option for various fresh cooked breakfasts. We loved it. The room was beautiful too! Sit by the window on the far side of the entrance to get slight view of the castle! Breakfast was definitely worth the spend in terms of experience and quality.
The restaurant for dinner was expensive (as expected) but there were lots of options nearby. Check out the street food options at Bonnie and Wild (opposite Gordon Ramsey's street burger) just around the corner - good vibes!

This hotel is a gem, right on Princes Street. The entrance doesn't do the interior any justice as it is quite stunning inside. We arrived early, but our room was ready and we were allowed to check in. It was quite the mystery tour getting to our room, 611, but, once there, the view was right over Princes Street with the Scott Monument 150 yards away and the castle on the hill above. Perfect. The room was quiet despite the traffic outside. The toiletries and snacks were top quality and replaced when needed. The staff were really lovely, friendly and attentive. We mentioned at check in that it was our 45th wedding anniversary. 10 minutes after we were in the room, the receptionist knocked on the door with a plate with beautiful decorations and 6 chocolates on it! It's these little things that mean such a lot. When we came down for dinner or breakfast, we were always offered a gorgeous bay window seat or a big table just for two. The hotel offers 20% off the menu for residents. Next time we stay in Edinburgh, we will definitely be staying there again. Everything was fantastic.
One strange point was the extremely low toilet in our en suite!! Our knees were almost at our chins! Strange. The lead connecting the telly was loose but just needed pushed in.

Everything about the hotel was excellent. Location , room , food , staff ....all were great and it is a beautiful building right in the middle of everything and literally across the road from the station. Only problem was a nasty smell now and again that could have been drainage or something to do with the heating or air conditioning system. We experienced it in our room and also in an area in the bar when we sat beneath some air outlets and had to move. To be fair when we pointed out the smell in our bedroom we were offered a different room. Certainly a brilliant place to stay though

It is a beautifully appointed and appealingly quirky place to stay, extremely well located in relation to the train station and right on Edinburgh’s Princes St. The staff were wonderfully helpful and attentive - reception when I arrived and on check out in the morning, and at breakfast (in that magnificent dining room). My room was upgraded to a city view (spectacular) and I just LOVED the fact that I had a walk-in shower in my room rather than a shower over a bath; as occurs in so many other UK hotels. I ordered room service for my evening meal and the Caesar salad was so delicious!
Nothing - it was wonderful and I will be staying there again.

The hotel is lovely, ideally located opposite Waverly Station and in the thick of the action. The staff were extremely friendly and helpful. Breakfast is lovely, I love an English breakfast but a Scottish breakfast is much better.
Upon arrival the lift was not working, and had not for some time! Reception is on the first floor! Secondly, after complaining about a lack of heating in our room we were provided with an electric air blower which helped. It was then that we were told that the central heating was not working in the hotel, would rather have known this was a problem, we were not told this at time of booking in.

this is our second stay after coming from a 3-day Highlands tour. When we checked in, we were told our luggage that was left in storage has already been sent to our room. Such efficient service is much appreciated. Front desk staff was helpful and restaurant staff during breakfast were friendly. We enjoyed our stay.
A very minor point - the tap on the basin should be more towards the centre of basin than the side as water will flow onto the basin too and onto the floor.

The location of this hotel is excellent being virtually next to the railway station and on Princess Street. As we attended many events at the Fringe all where easily accessed from the hotel on foot. Also, we were very pleased with the cleanliness of the hotel - excellent cleaning staff who were very polite and helpful.
Possibly it would have helped us if the bar had stayed open until 12.00am as when we returned from the shows at around 11.00pm it had just closed, but I appreciated for others the bar times may be OK.

This was our Edinburgh "Tea Room" with a view. Room: Row of international power sockets. Plus RJ45 (not tested). Good WiFi. two very cosy bath robes. "Small" Tea/Coffee facilities. I counted 6 USB power sockets but there may have been more. Breakfast: Egg, Sausage, beans haggis and whatever else belongs to a hot Scottish breakfast. Bread, fruit, cereals and whatever else belongs to a good continental breakfast. Surroundings: more and more-interesting paintings on all the walls than the Holyrood gallery.

Very good location when travelling by train and central to everything to visit. Staff were extremely helpful. They looked after our luggage and delivered it to our room when it was ready and we were able to leave luggage on the day of departure until going to our train. Lovely clean room with a comfortable bed. Great shower and warm bathroom. Good breakfast served hot. Waiting staff were helpful and efficient. Gentleman doing the cleaning on the staircase did a great job. Everything, including the handrails were gleaming. Thank you to all staff.
There must have been a problem with the window and it was dealt with but the window was left slightly open and it was cold when we returned. Otherwise, our stay was great.
