Second time staying with these guys and didn't disappoint. Was travelling solo this time and the single room was just as spot on as the double room from before. The coffee machine in the room is a great perk to have. Single room has all you'd need and doesn't feel cramped and very well thought out for placement. Staff were great as before and was impressed that they recognised me from my stay before. Went for a different breakfast option (the full English utterly beat me last time) and was spot on for the avocado and poached eggs. Will be making this my go to option for staying in this area of London from now on.

The Location was great. There was free water, something we don't usually see in other hotels. Staff are friendly, room was so warm and comfortable. I slept like a baby. The facilities were nice. There was an Iron and Ironing Board....Omg.....I was so Happy !!....It's a wonderful hotel. Would come again in a heartbeat.
They took a while to acknowledge me when I came in, there was some sort of Inspection or Auditing going on. I'm used to being greeted and acknowledged quite quickly, but was waiting for almost 30 minutes until someone came over. To be fair, one of them did they that they were coming over. There was two people waiting.

Good location , large twin bedded room, quiet , cosy with the heating on & mainly well maintained. The receptionist was fabulous & breakfast was fine , though a little slow in coming .
A high price for not quite boutique quality - the bathroom was cold as the towel rail wasn’t on, & even when turned on, it wasn’t big enough to heat the room; the grout was in need of cleaning around the bath; the radiator to the room hadn’t been turned on for our arrival ; the bedside lamp was wonky & eventually the bulb failed ; there were no free biscuits as is usual with a tea tray ; and the door lock was difficult to use .

The room was warm, with a nice comfy bed. The shower was very good and the toiletries were very good quality. Everything was very clean. The bar was cosy and the sea bass meal we had was delicious.
There was a lot of traffic noise at night. Being an old building the windows only had secondary double glazing. Obviously, this can’t be helped, but something to bear in mind if you’re a light sleeper. After having a lovely evening meal we paid extra to have breakfast This was only just warm, had some bits missing and was quite disappointing.

The people were so friendly and the atmosphere was welcoming and inviting. The room was a good size and very quiet considering the location was busy. We ate in the pub and the food was excellent. We will definitely be back.
I would have preferred the window to open better. And a little updating is generally required. This however didn’t spoil our stay in any way. I know the pub has recently been taken over and time is needed to update.

A member of bar staff carried my case up to the 2nd floor, where my room was situated, which was really helpful. The bed was very comfortable and I slept very well. The shower was lovely and warm.
I couldn't open the window in my room. The lady supervising the breakfast area wasn't very attentive and gave me a dirty cup to drink from. She charged me for a pot of tea when it said on the menu that it was included with my breakfast.

A warm and friendly welcome followed by full explanation of facilities etc. standard double room is good size and similar bathroom. Great coffee machine and plentiful supply of coffee pods and milk; didn’t need them, but iron and hairdryer in the room. Breakfast was very good, served by another very friendly and welcoming member of staff. Highly recommended the Tulse Hill and will return on our next visit to Dulwich. Thank you.
Slight discolouration of shower cubicle grouting, but that’s me being picky because there wasn’t really anything not to like!!

A really large clean room with tea and coffee and bottled water provide. Really good shower. Safe parking and close to Brockwell Park and a huge selection of restaurants at Herne Hill. The shower was excellent.
We paid for breakfast expecting there would be cereal and toast available. There is actually a very small menu to choose from - all cooked food such as smashed avocado, full English, eggs Benedict - that sort of thing. I asked if I could just have toast and jam as there was no cereal but was told erm, I think there's some marmalade in the fridge... Faced with this, I choose the bacon sandwich and asked for brown bread but was told no, it comes in a brioche bun. The brioche bun was burnt and the bacon was incredibly greasy - I'd asked for no butter so it was obvious I wanted as little fat as possible. We paid quite a bit to include breakfast and I ended up with a greasy bacon butty on white bread and a cup of tea.

The hotel room was lovely as was the hotel and bar and garden .. parking which was a big bonus … manager really helpful when parking and booking in .
Complete confusion over breakfast as website clearly stated and still does that you can have a breakfast at a cost of £10 per person so we duly did that expecting to pay £20 in total plus a drink on top when in fact we were charged £42 .. we tried to explain and show what the site says to be told that was only if you booked breakfast in advance but the site dues not say that and we were not asked about that and if we wanted to book a breakfast when we checked in .. it did spoil an otherwise lovely stay as we could have had a breakfast anywhere for half that cost . Much clearer information needs to be provided on the site or at check in

The location was brilliant for the exhibition at Dulwich Picture Gallery . The pub was warm and welcoming. The staff were extremely helpful and friendly. The bus into the city centre was very close to the hotel. The roasts were very good, both the vegan and meat. It was a really cosy stay. I would recommend staying here. Added bonus is bring able to park.
