Perfect location, in the middle of all must see places in Edinburgh, you can reach everywhere by walking. Room was clean and staff was very nice. View of our room was great. Breakfast was fine. There was no any negative issue with our vacation in this hotel.

The location was perfect, in the middle of the old town and near to everything. You can also reach the new town in a 5min walk and it was quiet so that was great. The room was very nice and spacious and the bed was very comfortable. The staff at the reception was nice and helpful.

The room was very dusty and didn’t look like it was cleaned properly and the fridge was so cold that everything we put in froze and it smelled like someone puked in there. There’s no toilet brush which isn’t ideal if you want to keep your toilets clean. One of the housekeepers obviously sniffed around in our stuff so always keep the suitcases locked and put valuable things in the safe.

The staff was friendly and helpful. The location was spectacular. The room was nicely clean and comfortable.

There was no breakfast or restaurant at the hotel. The common space carpet was spotted and dirty...a disappointing first impression.

Many other hotels will have a full breakfast included. Fraser Suites has a partnership with a small cafe next door but not at the level of some other hotels nearby.

First trip traveling abroad for my son and I. My son is a young adult, but I still wanted to be close to old town Edinburgh for when we might be out late. The location could not have been any better for this. We were also 5 min walk to catch the trains for any day trips we wanted to do. Loved the little kitchen area with the hot water kettle and a few plates and bowls.I would definitely stay at this hotel again. The staff was also great! Little bonus I didn't know the hotel had was a guest laundry room. Were able to do laundry which I hadn't planned on being able to do.

I would have liked more charging stations for phones ect.

Location is excellent for the city sights, proximity to the train station a big plus, but the directions from the train station to the hotel that the hotel gave mentioned to take the "New Steps" but did not mention that there are maybe 50-60 of the steps, with quite an uphill grade, somewhat difficult with luggage. It's quite a bit uphill to get to the hotel. To do with out steps go up Cockburn Street and make a right on High Street and in maybe 50-75 yards you will come to St. Giles, the street the hotel is on, and turn right. Hotel is 20 yards further. You can roll luggage all the way to the hotel doing this. For breakfast you have to go to the attached building for food, it's run by another business, you pay separately. But you do have micro/fridge and plate and utensils in the room so there are options, which we used. Thankful for that. The staff was very helpful. The room was quite comfortable.

The hotel is located within walking distance from most of the attractions in our itinerary with plenty of eateries. Room is as advertised; clean, functional and considering the building's age, it is well insulated from noise and the cold. We had a good rest throughout our stay. Having a microwave and heated towel rack was really helpful given that it was winter. Staff were also ready with smiles, guides and suggestions for first-timers.

Check in is at 4pm. We were aware of this before booking but it was a really long wait after a 20 hour flight and arriving in the morning. The power socket was only available by the study; it would have been more convenient to have one at each side of the bed.

The property is Old Town Edinburgh, perfectly situated. Bedroom was very nice and well equipped. Personnel was very nice and helpful.

The heating system is not sufficient when the weather is cold like it was during our stay. You cannot regulate the temperature of the room according to your needs. The bathroom’s heating was better, but the floor icy cold. Trying to get the shower going proved quite challenging 😅. Once we managed however, it was blissfully warm. In our case Breakfast was included, otherwise we would not have had breakfast there past the first day. The selection was quite limited, hardly any fruit or vedge) and seeing the service personnel refilling the ham and cheese by touching every slice (no gloves or tongs involved) was not very appetizing…

Location is perfect, centrally located for everything to see in Edinburgh in a weekend break. Lovely comfy beds & linen, pillow menu is fab, rooms are ideal for a short break, with small kitchenette & everything you need and lovely powerful shower. The staff were 10/10. Cannot fault them, they were warm & welcoming, nothing was too much trouble, helpful & genuinely lovely, especially Isabella on reception, but everyone was absolutely lovely, one of the nicest & most welcoming places I’ve stayed in a while :)

Very minor negative was no room service but thats totally personal & understandable with it being suites. Plenty of food options close by, or you could order in. Again thats purely a personal preference as a Mum, breakfast in bed is a rare treat!! Also the lack of view from the room but its not a huge issue as we weren’t there much, just would have been nicer than what we did overlook.
