Great hosts, who actually made the room available for us well in advance of official check-in, which was bliss after a very early flight Any misgivings about the location quickly disappeared, and if anything, it was great to be able to retreat from the busyness of the centre. Loads of bus routes, and the service was very inexpensive using tap tap cap. What really clinched it was the bright, friendly cafe some 400m up the road, which had a couple of good breakfast options and great coffee. Each day began with a leisurely hour spent here.

It didn't seem to be possible to open the window, but maybe there was something obvious we were missing. The curtains were also prone to sticking on the rails. These were just small quibbles.

My room was a nice size. I especially liked having the bathroom/shower within the room area. The room was very clean, and was kept warm and cosy. I liked having a guest house key, so that it was possible to come and go at will. It was handy having the electric kettle, and tea/coffee and milk satchels were kept topped up. The bed was comfortable, but probably somewhat harder then I'm used too. The TV had plenty of viewing stations. I have to say the house was nice and quiet and the guest house owners were very friendly and helpful. I would have no problem returning to them for another stay.

I don't think the extraction fan was working in the bathroom. The type fiitted I believe is suppose to operate when the light is switched on. The towels were a bit hard. That aside the batroom was kept clean, and there was a good supply of warm water from the shower.

Good location, close to bus stops, though most days I did walk to the Old Town, as it takes 40 minutes to walk to Edinburgh Castle, and other locations are even closer (so roughly half an hour to most places), very quiet, and Neil, the landlord, is very friendly and available for a chat or advice on places to visit. Would definitely stay there again.

The way the toilet is placed meant having to sit at an angle to avoid the sink, but I guess the plumbing made it tricky to add the ensuite bathrooms without some compromises. Keep it in mind if you're big-bodied, as the shower cabin is also quite narrow. It was fine for me, but I am quite small.

I loved my room. It was small but cozy. The bed was perfect for me. Very comfortable, and the main blanket kept me very warm because the room got a little chilly at night. I enjoyed having a kettle to make some tea/coffee. Right across the street there is a little convenience store if you need anything. The area of town is very very quiet. It is about a 1.5 mile walk from the tourist areas of the city, but I really enjoyed the walk in the morning.

The towels could have been a bit bigger or a little newer. That wasn’t a huge deal though, I only would use it a few minutes a day. Nothing really to complain about.

Neil is easy going. The grocery shop right across the street is nice. Quite a few bus stops close by. Really nice to have some place cozy and quiet away from all the hustle and bustle of the festival.

The only drawback is the steep and narrow stairs that you need to climb up to get to your room. I only have a carry-on suitcase with me. Just enough room to get up-stairs. If you are staying a few days it’s worth the effort. Otherwise get a room on ground floor.

Location was great, close to the center but without the crowds and noise. The room was a nice size, bigger than I expected and comfortable as well.

There was no access to the kitchen which fair enough, but then there was also a rule that we couldn’t order food to the place which made it really complicated to make it work around food and had to spend a lot of time figuring out how to tackle our meals so that it wouldn’t be an issue.

The property was perfectly located. Easy to access buses from and walking distance to the city centre. The place could with a bit of a clean as cobwebs in the corners of the room, but otherwise fresh towels everyday and tea/coffee restocked and Neil was super friendly and accommodating.

I love this place! I could walk to city center,and I could shop and enjoy local historical pubs on the hotel way. I felt so safe when I am sleeping. I had my own bathroom and was so clean. You can shop from market just across the hotel. This place is perfect for solo travelers and couples! I want to say thanks a lot to The Smiths :) I want to stay again definitely.

Pretty close to public transportation and restaurants. The mattress was comfortable. Lots of cabinets to put your clothes in.

The room can be better cleaned as well as the bathroom. The blanket had some hairs on it, probably from the last visitor. The pillows were not so comfortable, at least for my own taste, a bit too tall. A mini fridge could be a good plus for this room.

I liked the location as it was out of the busy tourist area, but still within walking distance or frequent buses if I didn't feel like walking. Lots of local shops, pubs and restaurants when I needed to eat. Room was a decent size for a single room, had enough room to have my luggage out and still be able to move around the room. Great shower with plenty of pressure.
