The breakfast was staggeringly good. Cooked fresh to order, with high quality ingredients. The home made banana cake is awesome. Small dining room means it is not overcrowded and a pleasant place to eat food. Lovely little bar which is great for a nightcap and you will find friendly other guests who are good company. Buses are frequent - it is pretty much turn up and travel to the town centre. Perfect location for Arthur's Seat. The neighbour hood is lovely and the local - The Salisbury's Arms - is a great pub. Kevin is a great host - he makes you feel very welcome, gives great advice and is everything a B & B host should be. The whole team are great and you are made to feel like family.

I was so happy with my stay. The hotel/B&B is run by a lovely couple called Kevin and Susan and nothing was too much trouble for them. They were so welcoming, helpful and friendly. It was one of my best experiences staying away from home. The location is super too - it is peaceful and there are some wonderful walks nearby (I wish I'd had time for more). It is a quick bus ride into the centre of Edinburgh to go to all the sites as well. One thing - there is no dinner offered but you can order take away and there are loads of places to eat nearby and Kevin and Susan will provide trays, cutlery etc (and they have a bar open until 10pm). Breakfast was delicious (lots of choice) in a lovely bright room and I felt welcomed. My room was a single room and it was charming, clean and you could open your window! (sounds silly but so many hotels are too hot and you can't get any fresh air).
I liked everything. A tiny thing (but I think this would be the case with any B&B) is that the walls are quite thin so you can hear your neighbours. That's OK but the bathrooms have loud fans so I did get woken up if someone put on their bathroom light late at night. I'm not sure if fans can be quieter so this is merely something I wanted to pass on.

The hotel was perfect for us in every way. First time in Edinburgh and didn't disappoint. The hotel was quiet at night, clean and comfortable. Fantastic breakfast included with our stay with good choices. The bar in the hotel was also a nice place to start the evening with our friends who also stayed there before venturing out. Kevin and his wife were excellent hosts and we will definitely be returning when we visit Edinburgh again. There is no lift as it is an old building so being on the 2nd floor may be a challenge if you have mobility issues, we were OK as we stayed on the 1st floor, however you can request a ground flood if required when booking so all good. There is a bus stop just a couple of minutes walk with regular buses into the centre which takes around 10/15 minutes. Really easy to get around Edinburgh with buses, trams and Uber taxis

The triple room was perfect for our stay and prepared as 3 singles, as requested. All the facilities in the room were perfect, including the tea tray and the bathroom facilities. Beds were very comfortable. The breakfast was fabulous. Plenty of choice from the buffet of cereals, fruits, pastries and a range of beverages. Also included gluten free options. The table menu for the hot breakfast offered a good choice for all tastes. The staff were friendly throughout our stay and helpful regarding our needs and requests. Nothing was too much trouble. Highly recommend this establishment.

We landed on the day of red weather alert, public transport services were stopped, most of the places shut down for the day. Even though it was a busy breakfast service, we were met with a big smile, were offered tea and coffe and could sit in the lobby and warm up without any issues. We left our backpacks, and after coming back from a bit of exploring, they were brought up to our room - which was ready a lot earlier than check-in time. All in all great stay, even greater hosts, delicious breakfast. Will definitely come back again once we're in Edinburgh.

The owners are incredibly friendly and welcoming, we felt home right away! We had a beautiful room with high ceilings and a large window overlooking the backyard (sipping a tea there in Edinburgh autumn was a dream). Very good choice for breakfast, available to take away if you have a day trip. You have 3/4 buses that can take you to the Old Town in less than 20 minutes, and Holyrood park is just 10 minutes walking away.

Everything was exceptional: -The hotel: lovely, charming, classic decoration. Really beautiful. -The room: cozy, the bed was extremely comfortable, we had a great view as well. -The staff: super friendly and nice. It seems to be run by the owners. We met Kevin the day we arrived and he gave us great recommendations for the city. He help us out with an early check in that was highly appreciated after a long flight. -Breakfast: Really delicious. It’s made to order with great options. I asked the eggs with salmon that was so tasty! -Location: it’s really well located. 2 mins walk from the bus stop that takes you everywhere in no time. If you want to walk, it’s a 25 nice and beautiful walk to the old town. I highly recommend staying here.
That I had to leave. I’d love to spend more time at this property.

We loved everything, I'm so glad we found it! The staff are so friendly and welcoming. The location is just outside of the town centre but buses are very frequent and the bus stop is only 3 minutes away. We were recommended to download bus and tram app for Edinburgh which was really useful. Ubers are pretty cheap (only a couple of £ dearer than bus fare for 2) The hotel is very clean, rooms are comfortable and the breakfast very good. We'd 100% come back if we're ever this way again.

We really enjoyed our stay here. The personnel was very friendly and helpful all the time. The breakfast was delicious. The location is good and quiet and you have very quick access to the bus station which takes you easily to the city center. The beds were comfortable and we had most of the necessary items.
There was a draft of cold air coming at night from the windows, which, being old, do not have a perfect seal. This wasn't a deal breaker and the heat in the room was fine and could be adjusted

Staff was exceptionally friendly and helpful. Very attentive as well and went out of their way to support me in finding my way around the city and to my destinations. Had a small issue with the shower which was promptly fixed. Breakfast was good with friendly service. Bed was comfortable. Good connections to the city centre via bus. Located in a nice and quiet residential area.
Bathroom was very small and somewhat cramped, especially for a tall person. I stayed in the single room on the top floor and the bathroom and shower size can be a challenge if you’re tall. Not the owners’ fault though. This is a beautiful older house and I wasn’t expecting spacious rooms. Just want to note this in case small spaces may be an issue for someone.
