Staff were super friendly and helpful. They were very kind when we called up before the trip to sort out parking and recommend a really reasonably priced parking space. We really appreciate the coffee machine and pasteries supplied each day in the lobby. There's so many good places to go for breakfast in the area that it makes sense to offer the coffee and pasteries opposed to a full breakfast. The amenities in the room were great too, the activities guidebook was a very helpful addition when we couldn't decide what to do with our day. It recommend things we hadn't considered and lead to us having a lovely day going to volcano falls adventure golf and the camera Obscura and world of Illusions. Both of which we throughly enjoyed. The room was wonderful, we had a large bathroom and a decent sized bedroom. I personally loved having a bath in the room as i don't have one at home so felt like a nice luxury. The building itself is beautiful and i appreciated that they had decorated for Christmas. This is our second stay we've had here and enjoyed this one just as much as the first.
There was no massive negatives about the place that i can recall only slightly negative was that the room could be a little dim at times but i put that down to the room being towards the back of the building as last time when we were facing towards the street it was quite bright. Also wasn't really helped by the weather as it was a bit gloomy during our stay. However the room did have a couple lamps that helped to brighten up the place and make it feel very cosy. Highly recommend the place

Eliza house had a good location, close walk to city centre and public transport. It was quiet, had very comfy beds and spacious rooms. The staff were accomodating for an earlier check in at short notice which was great! The listing was very accurate to the description listed.
Some features were dated, such as the bathroom but is to be expected in a heritage building. We noted a lot of negative comments in previous reviews on the stairs however found them not too bad to use ourselves, staying on the second floor. They were wide which made it easier to get our bags up.

Nice location just out of the city centre crowds. Room was a good size and clean. Complementary croissants and coffee in reception was a nice touch. Good transport links. Other reviews mention a smell, we didn't notice any smell at all. Good hairdryer in room and plenty of light. Fantastic value for money, the price we paid was definitely worth the room and location.
Water pressure was a bit lacking at times but perfectly sufficient for an old building, other than that enjoyed our stay and would visit again.

Our room was lovely with really tall ceilings and a mish mash of nice furniture. The bathroom was an okay size and had everything we needed, the shower worked well. There was a big window overlooking a bit of outdoor space. The location was very good for walking to shops and to see the sights, and there were trams and buses available should you need them. There were teas and coffees available in the morning with a small selection of shop bought pastries/snacks. We were able to leave our bags until 4pm on the day of check out which was very helpful for us.
The hallway area we walked through to get to our room smells very damp, as is the nature of the building I imagine. The room was a little dark but it was fine for our one night stay.

The house is extremely classical and elegant. When I first walked in, I felt like I had entered an art gallery. It exudes a strong sense of history, and I'm not entirely sure if it was redesigned from an ancient building, but it's just so beautiful. It's very close to the city center, with several groceries nearby for shopping. Restaurants and cafes are also within a ten-minute walk. The staff is incredibly warm and attentive, making my stay a delightful experience.
To be honest, I don't find any place I am not satisified with. The only thing may raise concerned is that there is no lift, so if you carry a heavy luggage, you may need to be strong enough.

The location is great, close to buses and trams, especially transportation to the airport. Excellent proximity to restaurants, and a 15-minute walk to the city center. The staff is extremely friendly and ready to help and give advice about local restaurants. We were extremely comfortable with that. We didn't have an adapter for sockets, so the kind gentleman at the reception immediately found us his and we used it during our stay. All the best to the staff!
The only complaint we had was the smell in the building, but this is understandable due to the age of the building. Also, in the evening when dinner was supposed to be cooked, the smell came into our room. My husband had problems sleeping, because the windows of our room and the room above were banging a lot due to the wind.

Our stay here was AMAZING. We stayed here back in November as we were visiting friends and would highly recommend the place. We will definitely be using this hotel for our next visit. Firstly, the loby was lovely and had begun to be decorated for Christmas adding a nice homily touch, we arrived in Edinburgh early morning and the hotel were very kind to store out luggage as it was way before check-in time. They also allowed us to check-in slightly early. All the receptionist we met during our stay were all friendly and helpful. We loved the security of handing in your room key whenever you left the hotel. The room was an excellent size including a full size wardrobe and a sofa with plenty of room to space. Also enjoyed having both a bath and a shower available. The shower had lovely water pressure and even fit my 6'2 partner which isn't always the case. Both the room and bathroom were clean on arrival and also cleaned daily during the room servicing. This place has lovely customer service. We had a minor issue with the window in our room on one of the days and the staff went above and beyond to get this resolved swiftly. Cannot fault this place. Additionally, they provided a hot drinks machine and pasteries daily in the loby which could be accessed each morning as they didn't themselves serve a breakfast. However, not serving a breakfast wasn't an issue at all as there were loads of fantastic places nearby. We especially loved a place called Nomad which was less then 5 minutes walk away and serves amazing pancakes. Overall loved this place and would hightly recommend to anybody looking for a place to stay in Edinburgh.

After reading other reviews, we were concerned about a musty smell as my wife has allergies. We were in room 5 and the room and the entire lobby/stairs smelled clean and fresh. Beds were comfortable and shower/bath water was hot. Yes, the place is somewhat worn around the edges, but it's also affordable in a walkable part of town, so while it might not be a fancy 5-star hotel it is clean and safe, with helpful staff and a great location. We would definitely stay again.

Large period property in walking distance of city centre. Surprisingly quiet for the location. Our Triple room was big, clean and beds were very comfortable. Staff is friendly and accommodating. Complimentary snacks, water and coffees were located beside the main staircase in the mornings.
Some parts of the building would need a bit of cosmetical updating, but this is normal for a building that old in this price category. A certain smell in the secondary staircase is noticeable, as noted by some other guests already, but we mainly used the main staircase, so it didn’t bother us that much.

Lovely building, huge room, very comfortable, great location, wonderful staff. Was able to walk to all destinations but access to public transport 2 minutes away if needed.
Hotel itself was very quiet, some traffic noise through the night but to be expected in the hustle and bustle of the city - not a complaint but side note!
