Excellent change from hotel accom. Authentic traditional style home with futons and tatami matting - very comfortable and spacious. Communal lounge (available all day) was lovely. Staff very attentive. NB steep, open staircase to access bedrooms
Only one shower (2 x WCs) - we were expecting 2 full bathrooms for the rate. Location quite suburban. Shower didn’t work on last morning.

This is a great place to stay for when you want to have your own private quiet space (and a bit more space than a typical hotel room), but still want to be cared for by hotel-like staff. We landed on this place because I wanted to stay in a typical Ryokan, but my husband wanted his own bathroom. It was the best stay of our Japan trip out of 3 hotels that were all far above average. It feels very secluded and private, there are around 10 apartments in total and everyone has their own entrance. There's a coin washing machine as well. There is a small breakfast buffet with really great coffee and they provide some free snacks during the day as well I believe. All in all it feels really kind and caring.
The location is a bit further out but close to some attractions like Nijo-castle and the Imperial Palace (surrounding park). We didn't mind so much because we liked the room and the area so much, but it is a few kilometres from the main tourist areas/restaurants so that's to be kept in mind. The room was very clean as was the bathroom, although there were a few tiny cobwebs here and there, which may be difficult to get rid of for this type of building.

Very cool machiya experience, nice and modern with traditional touches. The big gate and alley way was just such a neat touch and in our opinion the whole aesthetic is way better than a hotel downtown. The round wooden bath was really cool and the bed was comfortable; lots of space in the unit (we had the one at the very back 5 I think). We loved the complimentary "red room" snacks and drinks; pretty cool to be able to try different sake and wine etc for free. The staff was super nice and helpful! Great location for buses and stuff too.
Only a few minor things: I'd love to have been able to open the door by the bath but it was locked for safety, dark curtains above the bed would help with lights outside, the walls were a bit scuffed which is so minor but it would elevate the room to address it. Does not change our strong recommendation to stay!

What an amazing property. The staff were incredibly helpful and friendly, making the experience even better. I was in Townhouse No. 5, and I absolutely loved the open space and the mezzanine level bedroom. The bed was so comfortable, and the foot massager was a thoughtful extra touch. The complimentary breakfast and drinks in the lobby were a fantastic bonus. It was the perfect place to unwind a bit before bed.
I found it very difficult to fill the large bathtub because the tap's water flow was inadequate, causing the boiler to run out of hot water before the tub was full. As a result, I had to repeatedly boil water in the kettle to finish filling the bath. Property is situated about 45 min walk from the main shopping area but has convenient bus links.

The hotel is situated in a quiet neighbourhood that allows you to enjoy some tranquility and away from the hustle and bustle of tourist attractions and busy streets. The hotel is also just a few minutes walk away from the Marutamachi underground station. The hotel staff were attentive, warm and very helpful. Staying here made me feel completely at home. The apartment is well maintained and captures the traditional features beautifully. The lounge is also a great place to unwind and fuel after a busy day of sightseeing with the variety of snacks they offer. Would definitely coming back to stay here again when I visit Kyoto.

A very nice experience staying in a small townhouse type unit that combines some traditional Japanese aesthetics with modern comforts. These units are tucked in a neighborhood with other apartments, giving yourself a sense of blending in with the locals somewhat. Our unit had 1 king bed bedroom and two very comfortable futons that were laid out on the tatami mat each night. The bathroom is modern, with a nice large wood tub (that we didn't use though), with an additional half bath. It's not luxury, but very comfortable and aesthetically pleasing with traditional wooden doors, nice rugs and other thoughtful design touches. I liked the location, although it's not a short walk to the night market if that's important to you. The bus stop taking you there is a 3 minute walk away. The nearest subway station is 1km away, so not close but and easy flat walk even with luggage. But from the front door, there are really nice small cafes and bars within walking distance in seemingly any direction. The Kyoto national garden is also nearby, making it an excellent place to run to and back. The free breakfast and evening happy hour was nice to have, we enjoyed this every day during our 5-day stay. Service is excellent, and they have some non-Japanese staff that speak english very well.
When we went it was starting to get cold. I wasn't cold in the unit but just be aware it relies on space heaters. I was a bit concerned upon arriving because the space does feel cold (not cozy) but I was perfectly comfortable. The wall/window of the bedroom is not very soundproof at all. So while the streets in this area are relatively empty, you'll still have cars driving by , even later at night, which creates a lot of noise in that bedroom. I ended up sleeping with ear plugs.

Absolutely everything! This is such a beautiful guest house in Kyoto — highly recommend! This was our second stop on our Japan vacation and it was very nice having additional space with the townhouse. It was exceptionally clean and the staff could not be more kind. We loved how there was a delicious, light breakfast every morning and snacks throughout the day. The location is a bit outside of the central Kyoto area but very easy to call a cab to get you anywhere in the city. Will definitely plan to stay again when back in Kyoto!

Excellent boutique hotel that’s in a quiet part of western Kyoto but a 35 minute walk from touristy area and close to some attractions (10-15 min walk). Lots of local restaurants nearby that are wonderfully nontouristy. Lovely to have food and refreshments at almost all hours between 8am-10pm including breakfast, afternoon tea and snacks, and a wide selection of drinks and snacks in the evening. The staff were helpful at making reservations. The rooms were both modern and traditional and very clean.
Small point but the closet was located in the entrance. There was no closet or even a hook to hang anything inside, including in the loft bedroom. There’s a bright exit sign on a beam upstairs where you sleep but we were able to throw a shirt over it each night to dim it. There’s lots of natural light but most windows are opaque so you can’t look outside.

Absolutely loved the character and charm of the hotel, the facilities, the lounge area for breakfast/evening drinks, ease of use of the washer/dryer that was there. The hotel was in a quiet residential section of Kyoto, yet access to Nijo Castle, the Imperial Palace and downtown Kyoto was very easy and within a 15 minute walk. Access to the train stations and Uber/Taxi's were equally easy. Amazing local restaurants within walking distance of the Hotel - highly recommend Daigan around the corner for an amazing sushi with an engaging/entertaining/welcoming chef.
Cloudy, rainy weather - but that wasn't the hotel's fault!

It was a great experience staying in Japanese style house with the convenience of the hotel. It was served complimentary breakfast and snack with drinks at evening. They also offered the bottle of matcha on arriving and there was local sweet and instant udon available in the room making feel us very welcomed. The staff was always very kind and helpful. It was a great stay in Kyoto.
We stayed in the house number 1 where we have to get to the rooms/dining/kitchen climbing the stairs that was very steep and narrow. It was hard to take our stuffs up there.
