In a key position in the old town, at the junction of High Street and George Street and near the Old Town sea front. Despite this we were not affected by noise, as I wondered if we would be. The room is small but OK for our stay of 2 nights. Anyone not agile should note that the accomodation is up a narrow staircase. We were made welcome and were well looked after and the breakfasts were generous. There is a good choice of evening meal places nearby in the High and George Streets and also the well regarded fish and chip shops.

Perfect location, right in the centre of the Old Town. Very friendly owners and a nice clean bedroom, with a bath, which I prefer. Nice breakfast.
If you had a fry-up breakfast (which was lovely!), you couldn't have a yoghurt, which I really like for breakfast. One option only.

I LOVED our room, it may have been small but it has all the essential home comforts to it, A cozy bedside table with a lamp, coasters and an Alexa, A big wardrobe with a chest of draws inside as well as a smaller chest of drawers on the opposite side of the room for storage, a small hydrating sink and cabinet and of course, two comfortable beds for slumber. A small but decent bathroom was also across the way from us and the former fireplace in the room was great for putting things on As for entertainment, We had some books and magazines on the underneath of the bedside table and the icing on the cake was a bit television fitted on the wall for streaming which we definitely took advantage of, another plus was we also had free WiFi too which really did save on my credit, the beds were a great place to sit and there was a block of sockets underneath for me to plug in whatever was packed that needed plugging in that came. The person who served us our breakfast was the best waitress we've ever and the breakfast we had was absolutely top notch, I also noticed that they stored board games and books to keep guests amused which made me smile, knowing that the person that runs this place really does their best to ensure each guest has a special experience that'll never be topped
If there's one thing that could be improved on, maybe the rooms could be stocked up with ear defenders or plugs, the people outside were extremely noisy on Friday evening and I struggled to get to sleep for a while. Why not an air freshener be installed in the rooms to give them a pleasant scent too

The location was excellent, right in the heart of the old town. Tracey and her daughter were wonderful—always happy to help and incredibly friendly, making every effort to ensure you feel comfortable and at home. The breakfast was fantastic, and when I needed an ironing board, Tracey kindly set it up for me in the communal area. Overall, a really lovely experience!
There is no on-site parking, but this is due to the location. Parking in the area is expensive, which is to be expected given the area. The double single room on the top floor has a separate bathroom located across the hallway. However, this isn’t too inconvenient, as robes are provided for your comfort.

The Old Town Bed & Breakfast was superb and Tracy was an exceptional host, friendly, cheerful and only too wiling to make our stay comfortable, memorable and most enjoyable. Our room was in the attic but no problem, it was beautifully set up and tastefully decorated. Tracy’s partner Graham also took our luggage up the stairs and down when we were leaving, much appreciated by us Senior travellers! The B&B is very centrally located and parking is OK if you pay parking over 6pm you have free parking overnight until 9am. This is because parking is in a restricted area, ie. permit. Breakfast was very good and should please everyone. We highly recommend this B&B to anyone wishing to visit this historic town and its many attractions. Carolyn & Ian, Melbourne, Australia.

We enjoyed our 3 night stay, the breakfast was really good, plenty of choice and well cooked, the room was very clean and cosy (twin attic room). The shared bathroom is only shared with the single room on the same floor, so there was no issues with that, lovely strong shower too. The location is brilliant as you can spend a lot of time browsing the unusual shops, pubs and coffee/bookshops of George Street in the old town, or climb the steps (take funicular) up the hill for views/castle remains , you are also right on the seafront for chip shops, restaurants and fair ground. Tracey has plenty of information for the surrounding area for you to look through in your room and happy to recommend her favourites.
I can’t think of anything to dislike 😜

Location was perfect for our exploration, and the room had all the facilities we could want. High quality toiletries etc. The host is very accommodating and friendly. Breakfast was lovely with plenty of choice.
Room is a bit small, not too bad but did make it a bit awkward at times with our stuff as well. Manageable for a 2 night stay but probably wouldn't want to be there longer. Was quite noisy during the night, with interior doors banging etc. - suspect this was mostly the fault of other guests but the sounds really carry through the building.

Tracey the host (owner?) is the best! She’s an absolute ray of sunshine, loved starting my day enjoying her wonderful home cooked breakfast and interacting with her cheerful self. The location was the best for me because it was right in Old Town, and perfectly located between West Hill and East Hill which I went to everyday of my stay to see the sunset. The buses to Rye are right in front, so is the amusement park, mini golf, and beach. Room was so cozy, bed so comfy, and I got a great view of the hills and the sea.

The room was cosy with good amenities it's right at the heart of Hastings old town which is the best part of Hastings with lots of pubs bars & restaurants . Tracy who runs the b&b is very friendly & makes a lovely breakfast. it's the third place I have stayed in Hastings and by far the best..I have family in Hastings so in future I will always try and stay here .If you are looking for a great place to stay look on further
The one & only thing I didn't like was the stairs but the rest more than makes up for this

Tracey is an exceptionally welcoming host. The property is in the old town of Hastings, a fabulous location with lots of great pubs and eateries. The room was warm and comfortable with extensive views of the sea front. A comfortable bed and delicious breakfast included made this a very enjoyable stay.
There was nothing we didn’t like but I would say that the building is old and the steep staircase is not for guests with mobility problems.
