We were greeted very warmly by our fantastic host Pete. He was very welcoming and helpful. He showed us to our room which had a lovely sea view, it was large, comfortable and spotlessly clean. The location was perfect as we had booked the water park for our daughter's birthday the following morning. My daughter had mentioned that it was her birthday the following day and we had gone out for a few hours in the evening, when we returned we found a chocolate cake at our room door with a knife and napkins, such a lovely touch! The following morning we returned from breakfast to Pete on reception ready to sing Happy Birthday to her (of course we joined in) she felt very special and it really topped off an excellent stay, we will be back!

Pete the owner was a fantastic & friendly host. Nothing was too much to ask and he genuinely cared that we were all happy. The rooms are a great base for a holiday,, plenty of room, not so shiny that you have to worry about kids knocking anything but not dirty either, like a family home! We actually enjoyed spending time just relaxing in our room with a nice sea view but with many things to do on the very same street as this hotel you don't need to stay in. Weatherspoons a few doors one way and Mcdonalds a few doors the other way! candy floss next door and a spa around the corner! what more could you want. We will definitely be back

The location was fantastic Pete was very friendly helpful and always greeted you with a smile we had a room on the top floor for myself and 3 big kids it was perfect very spacious with a sofa next to the sea view was lovely to sit with a cuppa in the mornings while people watching. TV worked great with the WiFi also had no problems with WiFi on our phones which is a need for teens definitely will book this hotel next time we come to Blackpool

There was nothing we didn't like.. everything was just what we wanted beds comfortable lots of tea bags sugar ect only thing I would say is there were only two mugs when there were four staying but this wasn't an issue and I'm sure if I asked they would of happily provided us more if your looking at staying here and you want this location just book it you won't be disappointed

2nd time stayed here this time room 3.2 adult and 3 kids.so handy right on front across from south pier and tram stop cannot fault location.room spacious very clean and modern.we were at back of building this which I did prefer 1st stay had Seaview view which was great.but will return again soon and would definitely recommend families right beside wetherspoons and chippy aswell

View never had Seaview but we stayed with other family members and they got last Seaview room.

Loved every second of being there. Room was clean and comfy with so much space! Including WiFi in the room!! Bathroom looked brand new and the shower was hot with lots of power. Fantastic room for kids!! Staff were very welcoming and friendly. Iv read reviews on here that are complete rubbish. What a lovely place. It's close to everything you could need. And a tram stop right outside if you do want to venture. South pier is a stone throw away. We could see it from our window. We loved it that much we booked to come back again in June. Highly reccomend. Staff even left chocolate eggs for the children on Easter morning. How kind! Pete didn't make you feel uneasy like iv had at other hotels. He left you to it. But was friendly and pleasant whenever I crossed his path. Unfortunately we didn't make breakfast due to tired children not wanting to wake up. But will definitely be trying next time we stay 😁😁 pic is view from window at night. Beautiful.

Absolutely nothing!! Loved it here.

First of all there was great contact from Pete and subsequently Charlotte before we even arrived. Everything was clear and helpful. When we arrived there was a friendly greeting and the whole place really is excellent inside, far better than I was expecting. The room (Family of 5) was spacious, comfortable and clean. The folder of information included everything you needed to know including the ordering of breakfast for the following day. The breakfast itself was freshly cooked and was a brilliant start to the day. I would have no hesitation in recommending this accomodation and would certainly stay there again. Thank you

The only thing that could be an issue is the parking availability, we were fortunate to arrive after 18.00 on the Saturday which meant we could park on one of the nearby streets (eventually) where the restrictions are in force Mon-Sat 10.00-18.00, otherwise it would have been more of a challenge. There are paid car parks nearby but getting a space there could also be problematic.

owner, Pete was very friendly and attentative. Nothing too much trouble. location was brilliant. tram stop directly opposite property. Good value for money could order breakfast at B&B as an extra, but credit to Pete, he advised that there was a Weatherspoons one side and a Mcdonalds on the other. Good wifi Will definitely be staying again

The outside of the property is quite tired and needs some tlc so first impressions were not sure what to expect, but as the saying goes never judge a book by its cover.

The room was spotless, comfortable and large enough for a family of 5 as well as being cosy too. Smart TV was a bonus, and I loved that there was plastic cups in the room for the children. The breakfast options were great! So much better to choose and pay for just the items you'd like rather than wasting food. And it was delicious too.....by far the best fried bread I've eaten. If you had a black pudding option too it would be the bomb! Hosts were friendly and very accommodating and approachable. We will definitely be returning customers.

Absolutely no negatives whatsoever.

Very surprised with the size of the room, we stayed in the family seafront room which has a double bed, single bed and a bunk bed. There was 5 of us (2 adults, 2 children and an infant), a travel cot was provided at no extra cost as well. The view was amazing and the hotel is straight across from South Pier so fantastic location for the Pleasure Beach. We didn't have breakfast during our stay but will be next time :) Pete, you're a star. Thanks for having us!

Honestly don't have any complaints at all about our stay

loved the room as on ground level newly decorated all clean and new, hosts lovely and really accommodating making sure everything was family friendly including breakfast which kids could have just cereal toast jam etc, adults can also chose which items they want whether it be full english or just bacon butty, brilliant

because we requested sea view the only downside was traffic noise as windows not double glazed
