The hotel is in an excellent location, close to all the main sites and the town centre. It is an impressive building, with great architecture. Staff are all very friendly and welcoming. Thank you for a lovely stay. Bedrooms are large and airy.

The hotel is undergoing a very large renovation project, involving the buildings on either side of the current hotel. There is a lot of noise from this work starting in the early morning. We felt it would have been polite to let guests know this work is on going. Also the website says there is no parking available, when there is a decent size car park available. We booked in nearby Charlotte St, which is fine, but it would have been more convenient to use the hotel car park. Shower didn't fully work, and the air conditioning was a bit hit and miss. But none of this spoilt our stay.

Although the hotel was undergoing renovation it did not really affect us. As it was my husbands birthday we were upgraded, were offered a bottle of prosecco and there were some birthday chocolates in the room. All the staff were extremely friendly and helpful. The bed was very comfortable but a little squeaky. Coffee making facilities and the little fridge were also much appreciated. Every morning we were quite late for breakfast but the cooked breakfast was still as fresh as it could be and lovely!! The location is perfect and we would definitely recommend this hotel.

The room was a good size and I loved the decor. The bed was wonderfuly comfy. The bathroom was a good size and the shower was step free which was good as my partent has some mobility issues and this was a great help. The breakfast was excellent.The hot food selection was good and my partner said the sausages were particulary good.I liked the yoghurt and seed options.

The only two gripes which are really very small were that the pillows wer too soft and didn't support my heead very well. The shower knobs were a little confusing and very sensitive.Often ended up with both the rainforest shower head and the other head going at the same time but as I say they are very minor issues

The hotel is undergoing a refurbishment at present, the work undertaken so far the improvements are very encouraging. The refurbished room we stayed in was elegant and provided space and comfort. Beds and pillows were ideal and linen clean and fresh. Staff were very accommodating and left a lovely card wishing us a happy anniversary and complementary chocolates on arrival. This hotel makes an ideal location to explore this wonderful city

It would be unfair to criticise the hotel for issues related to the refurbishment, however, breakfast was slightly disappointing, the buffet style cooked breakfast had several components missing and the remainder was cold, when the eggs I ordered came the remaining items were cold and unappetising.

We've stayed here several times & have always received a warm welcome. Our rooms have always been clean & comfortable. During our most recent visit we were informed (after we'd booked!) that the hotel was being updated & that the building would have scaffolding around it. The room price reflected this & we were offered a breakfast, included in our room price. So, having been very comfortable here on our previous visits, we decided to return again. We're so glad we did! Our 3rd floor room was newly renovated & finished to a very high standard. It was very plush, yet warm & cosy. The complimentary breakfast buffet was well-stocked & delicious. All staff members were welcoming & helpful & apologised for the inconvenience of the small disruptions we encountered. We look forward to returning when the improvements are completed....as long as the new & improved Francis Hotel isn't priced beyond our budget!!

A minor inconvenience for us, but possibly a bigger issue for less mobile guests, was the circuitous route from Reception to our room. We had to go outside & around the building, skirt around the car park, enter via another door & then climb stairs up to the 3rd floor. It wasn't really a big issue for us as the weather was fine, the staff assisted us with our luggage &, presumably, anyone with mobility problems would be accommodated on a lower floor? I suggest, while work is taking place, you check at the time of booking where your room will be located. We stayed out all day & only returned in the evening when workers had finished for the day so have no view of how noisy the rooms or communal spaces might be during the day.

Very comfortable bed/room. Great facilities and complimentry refreshments. Lovely decor. All staff were excellent, friendly and knowledgable. Breakfast was really tasty

There was no warning of the huge ongoing referbishment. Only a mention of the restaurant being refurbished in an e-mail AFTER booking. Also didn't explain the extent. We were woken up too early (7.15am- we were here for leisure and wanted a lie-in) by noisy builders chatting constantly outside until work started at 9am. I also researched if there was a carpark and it said there was no parking when there actually is a carpark - we parked out of town when we didn't need to which was frustrating.

The hotel is in the process of being renovated and we were lucky to be in one of the renovated rooms. The renovated room was a dream. Super comfortable beds, powerful shower, decent size. Breakfast was lovely too. Location was perfect. Within a few mins walking distance of all the major sites, including Royal Crescent, Roman Baths, Bath Spa, shops etc. Staff were very friendly and efficient. Nothing was too much trouble. While there was scaffolding set up due to the works, this didn’t detract from our enjoyment. We look forward to returning...

Our room and bathroom was a decent size, bed was comfortable and most of the staff were friendly. Breakfast was pretty good too.

Would have preferred to have been told that the hotel was under construction when I booked it. Our room was right next to the boiler and we could constantly hear a high pitch tone that was hard to ignore. No decent coffee machine in room (which is implied in list of facilities) was expecting a decent coffee with breakfast and it was awful. Old hotel so the usual creaking floor boards all around us.

The room was spacious, clean and had beautiful decor and lovely added touches such as the nespresso machine and fridge, radio, chaise longue and old fashioned phone. The bed was huge and comfortable, the bathroom and products included were lovely, the staff were welcoming and efficient, even bringing us glasses of wine at 1am! A great stay for a special occasion. I will certainly choose this hotel when I next want a luxurious and special stay in beautiful Bath!

Wine glasses in the room are always useful and a discount on overnight parking at Charlotte Street carpark would have been lovely, but other than that it was a perfect stay!

City centre location .. friendly staff, very helpful .. looked after our luggage and deposited it in our room , while we parked .. the room was spacious..breakfast was good, and there was complimentary water, tea and coffee for us .. oh and cookies 😀very nice indeed ..

A little dated in our room and the bedding was definitely past its sell by date! .. There was noise from workmen going on as they were refurbishing the hotel.. and very noisy at night with traffic and night revellers .. unfortunately there was also a “drain” smell in the bathroom ..
