The hosts Tim and Karen couldn't do enough to make our stay enjoyable. They were not intrusive but were on hand if we needed anything. The bedroom (Rm 1) was very comfortable and the view of the lake and mountains from it was beautiful. Breakfast was most enjoyable with an extensive menu that covered every taste. There was plenty of advice available in the bedroom re places to eat and visit, plus essential information that might have been required such as taxis, medical assistance and so on.
I would have liked a bath but knew there would only be a large shower (which worked well and looked new!). Everything was perfect so nothing anti to report.

Very lovely cottage in the center of lake disctrict - outside of the main cities but close to everything. with amasing owners, ready to help us on many occasions. They gave us very accurate recommendations for restaurant which eased our mind - as they were really tasty and not pricey. We had the chance to stay in the double room with view on the lake, it worth it so much. They also offered some lunch packs for our hikes - fruit, sandwich, water and cakes for 8£ each. Due to the weather condition we did not try to have our breakfast outside, but on a sunny day, I would definitely recommending to try.

Tim and Karen are truly wonderful hosts - from the moment we arrived, greeted with offer of drinks (and delicious ginger flapjack!) through to our departure, we were treated almost as old friends such is the warm nature of the hosts. The house is beautifully presented with lovely front gardens (eating the delicious breakfast outside, weather permitting, is a great way to start the day), and located in a peaceful area, whilst still easy to reach main points of interest. We can't wait to return in the future and wouldn't hesitate recommending to anyone - thank you both!

I loved the warm friendly welcome to the the Guest House, which was beautifully furnished and had amazing views especially the morning views. Karen & Tim are exceptional hosts and know how to make their guests feel at ease and relaxed from the start to finish of their stay. Nothing is too much trouble they went above and beyond to make our days memorable with their own personal touches and I would highly recommend this Guest house to anyone who would like to stay. Spotless throughout, fabulous ambiance, delicious food, extremely comfortable room and bathroom that met all our needs
You would find it very difficult to find anything unlikeable about this Guesthouse, infact I believe you would find it difficult to beat anywhere else.

The owners, Tim & and Karen, are fantastic. We arrived with a warm welcome and an unexpected bottle of bubbly to celebrate our anniversary. We were made to feel comfortable the whole stay. We could not have asked for better. The breakfast and quality were the best we have had. All fresh and local produce, highly recommended the full English and the pancakes. The location is perfect with fantastic views without flocks of people. Mostly highly recommended the guesthouse, we will definitely be going back.
There is nothing wrong with the property or hosts.

Great location (just off A66), opposite Bassenthwaite Lake. Very well kept with lovely outdoor area. Room was very comfortable with all the amenities you need with a lovely view of the meadow. Breakfast was perfectly cooked with a wide range of options available (order online the day before). Hosts Karen & Tim were lovely; not obtrusive but there is you needed anything. Great value for money and would highly recommend.

We loved the variety of breakfast on offer and everything we tried was delicious. The full English and the berry and honey porridge were especially good. The water pressure on the shower was also really good! Lovely views from the window and enjoyed watching the birds on the feeder over breakfast. All in all we felt very looked after.
The room was a bit too warm for us overnight despite turning the heating off.

Lakeside Tucked away in the Bassenthwaite Lake area, this historic B&B was a favorite! We loved the setting amidst flowers and meadows, bird songs and the most welcoming hosts. Breakfasts were yummy with a wide variety of choices expertly prepared and served in the beautiful outdoors or cosy dining room. Coffee and tea service was also available in the bedrooms, and the beds were very comfy. Parking was close and easy. We could not have felt more welcome!

Everything! Karen and Tim are the most welcoming of hosts and their place is spotless. Their standards are high and everything was high quality. The room was lovely and had a fab view over Bassenthwaite lake. The bed was super comfortable and the refreshments in the room were excellent. Breakfast was superb. The muesli is the best you’ll ever taste and the porridge is delicious. All cooked options are good. We never got to the pancakes but they looked great too! The property is between Keswick and Cockermouth and close to the A66 so access is good.

Karen greeted us on arrival, a very pleasant lady. She showed us to room No.1 and then went off to get us tea and cake! The very large room with view of the Lake and hills was spotlessly clean as was the whole house. The large bed was very comfortable with cabinets and lamps either side. Two chairs near the window next to the tea/coffee making sideboard were well used. The large tv on the wall over the sideboard had plenty of channels.There was a mirrored dressing table with stool next to the wardrobe, with full length mirror opposite, and seperate coat hooks near the bed. The bathroom had a walkin shower, heated towel rail, basin with illuminated mirror, and toilet with toiletries provided. Breakfast in the large bright airy dining room was fantastic. A great variety and GLUTEN FREE options, all served at table, freshly cooked to order (previous evening), using mainly local produce. Tim and Karen do a great job (I noticed Tim helping guests with luggage), are excellent hosts, and go that extra mile to make the stay very enjoyable. The location was easy to find, and is great for touring the Lakes and even up into Scotland. We highly recommend this guest house.
