It's funny reading the reviews and what some people complain about. I almost didn't book this hotel, but I am glad I did. Room was large with a sun bed style sitting area, a king-sized bed which was comfortable with four plush pillows, a shower the size of a Roman bathhouse with very quick hot water and strong water pressure and, most importantly, fantastic AC - a real luxury after a week of lacklustre AC in Laos in April. Location is perfect as the hotel is well off the main roads in a kind of side street/lane that is quite open with only a couple of restaurants opposite. Really easy for taxis/Grab/motorbike to pick and drop off. 1-min walk to the beach and 5 or so mins to Pattaya Walking Street (Google Maps massively overstates the distance) Had no real issues with noise. Room cleaning service available daily (I often told them not to worry, but they still gave me water bottles each day), two elevators, a pool (that isn't really that great, but I never use the pool anyway), an adequate gym. I'm not sure what there isn't to like.

Sure it's not the most modern hotel, but it is far from old or dilapidated. For the price and star-rating, you can't go wrong. Yes, the staff's English can be a bit of a struggle. You have to expect and accept this in this region. Between some basic Thai and English (and finger pointing) you will get there. Wi-Fi is a bit hit and miss with speed and connectivity.

Close to everything

The hotel only provides 1 excess card. This make difficult for us is we stay 2 person in a room. I did ask for extra card but was refused. They will charge the guest, if they lost the card. This is something needs to be improved .

Outstanding location, literally one minute walk to Beach Road and the beach. Two-minute walk the opposite direction to Sai Song (Pattaya 2nd Street). 10-13 minute walk to Pattaya Walking Street, or Grand Hall Market, or Central Pattaya Mall, depending on which direction you're heading. Comfortable room, good AC, decent space for solo traveler or couple. In-room fridge can hold multiple bottles of beverages and a couple small food items, including the two complimentary bottles of water daily. Closet safe for valuables. Decent hot water in tub/shower. Comfortable bed and pillows. Quiet, glass-side pool with view of the small but bustling alley (a "walking" alley with shops and stalls and a few bars). Good fitness center on 6th floor. Never an issue getting a ride-hail car or motorbike almost any time of day or night. Have stayed here twice in the last 5 months -- in the same room, no less -- and have always been quite satisfied. Free parking for motorbikes (not necessarily for cars - see comments below)

AC leaked/dripped a little bit if left on for an extended period then turned off, but didn't seem to drip while it was actually on. Not a major issue, can make the floor by the door to the room a bit slippery. I simply put down a towel. Breakfast not included, and while the breakfast is admittedly "satisfactory", I didn't feel it was really worth the price. But plenty of other food options nearby, including tons of street food into the late night. If you are hailing a car, bear in mind, AYA Boutique Hotel is located in a large "walkable" alley which does not allow cars to drive through after (I think) 5pm. In the evening, you'll likely have to walk to one main street or the other to get your ride.

I really enjoyed my stay at AYA Boutique, the hotel facilities were great, my room was a good size with ice cold air conditioning, the room was made up each day with free water in the fridge and the maid is there to help if you need anything, I found the staff very friendly and would say Hi when I came back each day. I arrived early because of flights, and they got my room ready ASAP, allowing me to check in early. I thought the hotel was in a great location close to the beach, walking street, and it was easy to find. I would definitely stay there again in the future. Thank you AYA Boutique 💓.

Fantastic location. 2min walk to beach and 10min to lively walking street and bars. Yet remarkably quiet. Very close to all kinds of restaurants, sea food, Thai, Indian, Italian etc... Staff very good and helpful. I had 5th floor, and room was nice and big. Had fridge, safe, water, coffee and movies.

Most rooms with balcony do not have a view.

Great Location is close proximity of walking street and has two main access to both Beach Road and Second Road depending on your destination. The location ensures sound is low and can rest when required. The staff experience was exceptional from Reception and lobby to Cleaners. I would definitely stay here again highly recommend. Also allows one guest ID must be provided for your guest which is for your own security which is followed by phone call on departure of everything is ok.

The only issue with the property was it’s on Private Road Baywalk which means is closed from approximately 5pm till morning and if you need and transportation pick up like bolt you must walk up to Beach Road or Second Road.

The hotel is very nice. The rooms are comfortable with nice quite big bath rooms. Location is perfect for night life. We had an absolute great time out in Pattaya, while inside the hotel it is quiet and you can sleep well.

If you come with your own car, be prepared to park at a different hotel, that is before this hotel, on the other side of the road. I think they could emphasize this a bit more. After 5 the road of this hotel is not accessible for cars. It's not a big problem at all, but we arrived late, and it would have saved some annoyance if we knew about it. Maybe we just overlooked the information.

Good location, near the Walking Street. Clean room and spacious enough. Staff speaks English reasonably well. You can bring up to 1 guest to your room at no additional cost.

Have to pay extra 1000 Baht for the 2nd guest you bring. Name of hotel is not very well known so it's hard for taxis to find it. I ended up just telling them to take me to Baywalk, which is close to the hotel.

been here many times, good hotel, comfy bed. good housekeeping, good security. wifi was good. beach is 2 min walk. easy to find for taxi and food delivery drivers. walking street 5 min walk.

bar opposite has loud music with bass till late. didnt bother me much so hasnt affected my rating.
