The property was located 5 minute walk from the centre of Keswick and 10 minutes to the lake. The room we had was quite compact but was well designed and had all of the features that we required. In particular it was quiet and very comfortable. Breakfast was excellent and the quality of the service matched very friendly and efficient.
I think I would have booked a slightly larger room, especially if we had been staying for a longer period. However, for the duration we were staying it was satisfactory. Car parking on the near by streets was hit and miss. However there was also also a large car park 10 minutes or so walk.

The B&B, hosted by Jon and Emma, is situated only a few minutes’ walk from the centre of Keswick. There are five rooms and we had Room 2, the largest, on the first floor at the front of the property, for our four night stay. The property is spotless. The room was attractive and comfortable with a sofa and a separate chair. This was perfect for us on a longer stay as we could chill with plenty of room around us. There is a smart TV. The shower was also great. We had fluffy towels and quality pillows, duvets and linens. Jon and Emma are incredibly helpful with suggestions and helpful tips as to how to spend your time. There are many repeat visitors. Emma’s delicious breakfast is cooked to order and served piping hot by Jon. The ingredients are top quality and mainly locally sourced. Definitely the best breakfast I have ever had. I have wanted to visit Keswick for a long time now and couldn't have chosen a better place to stay.

Jon & Emma had thought of lots of necessities and additional touches for their customers. They have the right level of involvement with guests and provided really useful information. They also provided extras for breakfast and are mindful of waste ensuring guests get what the want. Everything was really well organised and even messaged us to say the room was ready 1 and half hours before check in time, which worked brilliantly for us. Very thoughtful throughout which showed in the other guests who had been many times over and stayed with them. I would like to give constructive criticism but they have thought of everything! Very impressed by them and their accommodation. I wish them every success and reward for all their hard work snd generosity.
I couldn't make the experience any better... other than a miracle cure for sore feet after all the walking we did !!!!

Friendly owners, very comfortable beds and lovely shower, tea and coffee available all the time, breakfast was one of the best we have had, definitely worth the price we paid.
My only problem (not such a problem really) was we had to have window open as it was quite warm, and everytime someone went to the loo and flushed it elsewhere in the building we could hear it, I’m such a light sleeper that it woke me a few times. But it wasn’t a drama and didn’t ruin our stay at all, just the way the houses are built 😀

A wonderful guest house with homemade freshly cooked breakfast made to order each morning. The staff went out of their way to ensure a comfortable stay and were knowledgeable about walks in the Lake District. The house was exceptionally clean and tidy, and the location is a short walk to the bustling town yet quiet enough in the evening to get a great sleep. Top quality fluffy towels and bathroom supplies and a very easy check-in. My husband and I would definitely stay at Greystoke House again when I return to beautiful Keswick.

Great place to stay, perfect location for town. Clean, comfy and stylish. Like the fact that little things were thought of that mean a lot to a guest, like oat milk not just regular milk, throws and extra blankets, conditioner as well as shampoo. Our room was very spacious, the room was big enough that it had the beds at one end which created a large space that was a lounge area with a sofa which we loved. Great that the property had a drying room too.
There was nothing we didn’t like about this property.

The room was immaculate with amazing facilities. It was clean and comfortable felt very homely. Well organised and friendly hosts that made you feel welcome. Location was great and only a short walk into the town centre. Good on street parking. The property felt safe and secure. Would definitely recommend this property to anyone wanting to visit the area! The breakfast was very efficient and was very impressed by the idea of being able to preorder breakfast to minimise waste. The breakfast was very tasty and well catered for all needs and dietary requirements.

What a lovely B&B. The location was spot on and within 5 mins walk to everything such as shops, bars and restaurants but having the perk of being in a quiet street so the stay was peaceful. Breakfast was amazing and the hosts were great. We had the super king room and it was ideal, all the facilities you need with added touches of wine glasses and a corkscrew and the bed was very comfortable. Could not fault this place at all and was perfect for us as dog friendly, we will be back!

We recently had the pleasure of staying at the Greystoke Hotel in Keswick, and it was an excellent experience from start to finish. The location of the hotel is superb—just a 5-minute walk to Keswick town center and a 10-minute stroll to the beautiful Derwentwater. This made exploring the area extremely convenient. The breakfast at Greystoke Hotel was perfect. The Cumberland sausage, in particular, was of very high quality, and all the food was served hot and fresh every morning. Our room was spotless and stylish, equipped with modern fixtures such as USB charging ports which added a nice touch of convenience. The shower and toilet facilities were excellent, with plenty of water pressure and consistently hot water. Throughout our stay, we felt very welcome. The staff were friendly and accommodating, ensuring that we had everything we needed for a comfortable stay. Overall, we had a fantastic experience and would definitely stay at Greystoke Hotel again. Thanks for having us! 👍

Great welcome from the owner, very helpful and super friendly I could leave my luggage at the B&B before check-in and after checkout. They have the great option of a packed breakfast, which turned out to be my lunch daily. The location is really good, just 5ish minutes from the centre Bedroom was very comfy with all amenities Single room has a separate private bathroom a floor below. Greta bathroom too And they have a drying room, which was very helpful on the first day as I came back drenched!
The walls between bedrooms are quite thin and my neighbours apparently liked to argue quite a bit unfortunately! Also the radiator thermostat does make some noise regularly
