The riad itself was in a very old, interesting building with a great view of the city from the terrace. The room was large, clean and spacious and the staff were pleasant.
"Elegance" is a bit of a stretch. This hotel is very reasonably priced, and it is an old structure with lots of potential. With some minor updates, such as perhaps lounge chairs on the roof, this could be a great place. However, we found the bed very hard and uncomfortable, and the breakfast only adequate for the price (we had several higher quality breakfasts at other Riads). The biggest issue we had is that although the hotel is advertised as no smoking throughout, there were definitely other people smoking in the property, especially at night (so much so it woke us up). We appreciate that this may have been outside the owners control, but it was persistent over the duration of our stay, so it is worth mentioning here.

We had a great stay at Riad Zina. The host and all the staff warmly welcomed us. Breakfast was deliciously home cooked, which we took every morning on the sunny terrace with an amazing view of the city. Once you figure how to navigate the Medina, you understand that the location of the Riad is great. Good wi-fi connection.
We stayed in a room in the ground floor and the insulation was very weak. We could hear very well the other families who were having dinner/breakfast, but we understand that this is also due to the building itself and it was not troubling to us.

The owner was friendly and welcoming. However, someone canceled our initial reservation just because we requested to change the arrival dates. Their excuse was a lack of availability, even though rooms were still showing as available on Booking.com and other platforms.
On the last day of our reservation, there was a woman with someone named Zizou—I’m not sure if she works there too—but she was very loud. When I politely asked her to lower her voice, she responded with, 'Where are you, by the way?' instead of apologizing for the noise, which was well past midnight

Riad looked and felt very authentic. Breakfast was nice Bed was very comfortable Very supportive staff Can take printouts for boarding pass for a price
Location is hard to find - definitely need someone to show you directions the first time. Don't forget to request a pick up from the RCIF The narrow and dark lanes could get a bit overwhelming the first few times We went during Ramadan, and our first outing was during the breaking fast time. The whole place was empty and eerily! We were approached by a lot of touts. Once we knew what was happening it was much more easy to wander and move around.

Great location close to most sites, nice rooms that have everything you can think of... but the best thing of this Riad is definitely Abdul and the rest of the staff! Don't hesitate to ask them anything: Abdul in particular is so nice, and always helps you with a smile (and gets even a bit disappointed if you thank him for his incredible help!). The food is also great - the portions are huge - and cheap compared to most restaurants outside. The only downside might be the internet connection that is less strong in the rooms upstairs, though it is working with no issue (just a little slower).... but believe me: you won't care about it with the great staff they have!

It was a great stay and we already miss the place. The riad located in old medina area, which is highly recommended to stay in. Very near from all the city attractions, almost 2 minutes walk to The University of al-Qarawiyyin, 8 minutes form the famous Bab Boujloud. Zizou was very welcoming and helpful, Ahmed, Salah , Omar, Merzouka, as well as the team :) The riad itself is a nice place, stunning, quiet, very clean, the architecture itself looks new and it takes you back to old times. The breakfast is home made and very delicious with variety, it was really a nice and unique experience with the surrounding architecture. If you have a heavy language, they can easily arrange help to reach out to the taxis area. Definitely Highly recommended.

Riad Zina Fes captivates with its timeless elegance and perfect location in the heart of Fes's ancient medina. This beautifully restored riad harmoniously blends traditional Moroccan architecture with modern comfort. From the stunning central courtyard to the intricately decorated rooms, every corner showcases exceptional craftsmanship with detailed zellige tilework, carved wood, and elegant furnishings. The rooftop terrace offers breathtaking panoramic views of the medina and distant mountains, providing a perfect spot for breakfast or sunset relaxation. The staff's warm hospitality and attentive service create an atmosphere that feels both luxurious and wonderfully homey.

it was a beautiful grand Riad. It was very comfortable and clean and the staff were really friendly. The rooms were beautiful, and huge open spaces felt luxurious.
It was very difficult to find initially. Once you knew the way, it was fine, but for those traveling independently, more detailed directions from place seffarine would have been helpful. ans more signage, too. Also, the WIFI was good, but it was turned off at night, which was difficult to complete some remote work I had to do. otherwise, the place is magnificent.

Very cool place to stay, in the belly of the Medina. Fun to find through the twisting alleys. Mohammad who was working there met us outside the Medina the first night to make sure we found the place, and offered lots of very helpful insights for getting around the city! Beautiful woodwork inside. Very comfortable beds. Nice terrace. Delicious Moroccan breakfast. Great people working there. So close to some awesome places too like the metal working souk and the famous tannery! Would highly recommend almost any friend of mine to stay here.
It was a little dark and cave like, but I think this might be something that comes with staying in the Medina! There is not much windows inside because it is an old traditional building, so there is little to no daylight inside and minimal circulation so when you take a shower it smells a little mogey. The stairs are steep so request a ground floor room if that’s a difficulty for you.

Stunning Riad and superb staff (especially the elderly cook lady) who were always helpful, cheerful and went out of their way to make our stay memorable and easy. They provided breakfast on the go, as our flight was early in the morning and also helped arrange a taxi to the airport. We had half board, evening meals were absolutely delicious and huge portions, fresh authentic Moroccan cuisine. Breakfast was traditional, really nice and enough. They even made eggs according to how we liked them! Felt nothing was too much for them! Amazing views from the rooftop, comfortable beds and beautiful Moroccan decor.
Location is difficult to find without a guide, but close to places of interest like Saffarin place, Attarine Madrasa, Qarawyn University etc. Outside alleyways are dirty but once inside, it’s beautiful! Would be nice to have rugs in the rooms, some toiletries (not just sachets). A fridge would be great to store cold drinks etc. Bathroom could be cleaner and ideally a shower curtain or a way to contain the water, otherwise water forms puddles near the sink. Would be nice to have a sofa in the rooms instead of a single bed, makes it more cosy. Rooms are quite narrow although in the pictures it seems bigger.
