The staff were very cordial, and the facility was intimate - not crowded with loads of people. Somebody in the neighborhood had a rooster that reminded me of my childhood 6 times a minute all day long. The hot water and A/C worked great. The price paid was substantially discounted and made a good value. Can't describe value without specifying price.

Unfortunately, the neighborhood is just too trendy for itself. I imagine real-estate prices and rents are skyrocketing, but that's entirely out of line with the state of the actual infrastructure.

The staff was amazing. Enrique and Mayumy did everything to make us feel at home. Special thanks to Enrique for taking such good care about our questions and needs. The room was very big and comfortable. Air conditioning worked great. Wifi was also great and worked very well. There are a lot of good restaurant options around. Bikes are offered for rent in the hotel.

The hotel is not very close to Tulum center, which can also be good as it was quiet with less traffic. It is far from the beach.

Room large and clean, we had the top floor with balcony and table etc. All windows have mosquito nets and there is a ceiling fan as well as AC. Small communal area downstairs was useful and the staff always cheerful and helpful. It is walkable to loads of restaurants and a short drive to the beach.

We stayed at Casa Santiago for two weeks and would highly recommend this hotel. The staff (Ernesto and Enrique) were amazing - friendly and very helpful. Maria did a great job at cleaning our room. The room was very large and comfortable and we had a lovely balcony overlooking the courtyard. There were several nice restaurants in the area where we enjoyed our meals. We spent a lot of time at la playa Los Pescadores. The beach was clean and the water lovely for swimming.

Great beds, large room, super clean, super friendly staff, very close to great food. We forgot our passports in the room and they kept it safe until we were able to go back to the hotel to get it back.

The pool is really small, the pictures of pool are misleading

Very friendly staff, bikes to rent for 150 mxn pesos without any troubles. Nice an big room very comfortable. Airconditioner worked perfectly. Best rooms we had so far in Mexico! Bars in a fiew meters. Very nice italian restaurant 5 minutes away. I had an online exam for university and it was so calm, I could easily concentrate. The wifi worked fine.

Lack of facilities, I.e. can’t buy drinks from the hotel, nor is there any info re. ordering in food. Towels were dirty 2 days. Need a car to explore Tulum properly

Staff is very helpful and friendly. Location is just perfect next to many main spots and we can rent bykes and ATV with the hotel which is greaat. We felt like home at Casa Santiago, will recommend this place 100%

I loved how helpful Enrique and Martin were super helpful. They went above and beyond to help us with car rentals, room bookings, suggestions about Tulum and even other places. Very friendly and helpful staff. Thank you. We really enjoyed our room as well. Had the best sleeps :)

The staff is super nice and helping with everything! The room was big and clean, even a fridge in there! Renting a bike is possible and you can explore the city. I really liked the location because is really quiet there. I really enjoyed the stay there.

The WiFi is not the fastest. And I was there in low season, I had no breakfast there. (This was totally fine for me, but if it’s important to you, you should ask them!)
